The big idea

The press hall is already your atrium. So the money goes to the roof, the windows, the rooms and the branch.

Use the building, don’t fight it

The 1964 plant already has the hard part: a hall 24 feet clear to the bottom chord, lit by three clerestory monitors. We build on that.

  1. The press hall becomes the commons

Café, all-hands space and team neighborhoods sit under the riveted trusses and the monitors. No new atrium cut through the floors.

  2. Roof and windows first

A new roof over the press hall and new windows in the office block that keep the steel-sash look. This is where the building needs the money.

  3. A library, not a bank

A flagship branch built around conversations: six coaching rooms, a small business center and a two-lane drive-up.

  4. The south docks become a front door

The two old loading docks open up as glazing for a community room. It has its own entrance, so local groups can use it at night without opening the headquarters.

Our recommendation

Option B: the full headquarters and branch, under a guaranteed maximum price (GMP), the most you’ll pay for construction.
